State Plan - A New Direction for NSW



New Town

 

Residential Development - Site 3

  • The consortium of Multiplex and Babcock & Brown WAs the successful tender for the residential development
  • 4 towers ranging in height between 16-30 storeys, representing 679 dwellings are scheduled for development at the northern end of Australia Avenue.
  • The builder is Multiplex Constructions (NSW) Pty Ltd
  • The architects are Nick Turner & Associates in association with Fender Katsalidis Architects.
  • The consortium intends to complete the development over three stages in six years
  •  The development includes 21 affordable housing units
  • 76,639 sq.m gross floor area with 485 sq.m for retail and commercial space on ground floor along Australia Avenue
  • Development will be home to around 1,500 residents with basement car parking for 930 vehicles
  • General design compliance architecture and urban planning
  • 40 place child care centre on ground floor to be handed over to government
  • Development Application (DA) submitted to Department of Planning in October 2004.
  • Development cost (over three stages) exceeds $350 million
  • This project is estimated to generate approximately 600 jobs during construction over a 5 - 8 year period

Sites 5,6 & 7

  • The Commonwealth Bank of Australia will relocate 5,000 staff to the precinct by 2009.
  • The development will more than double the size of the current  workforce at Sydney Olympic Park.
  • The first building, being developed by Charter Hall/AMP, is currently under construction, situated along close to the Olympic Park Station.
  • The seven-storey development will see more than 24,000sqm of high quality office space created for the Bank’s call centre and training functions.
  • Two additional buildings with a capacity of 37,000sqm of net lettable space will be developed on the adjoining sites (6&7).
  • New retail space will be incorporated in the development which will include up to 25 shops, such as a newsagent, chemist and cafes.

New hotels for the Park 

  • The Sydney Olympic Park Authority has welcomed a deal with one of Australia’s leading hotel chains Accor to establish two new hotels at the precinct.
  • Under the agreements there will be a new 5-star Sofitel Hotel and a 2-star Formule 1 hotel.
  • The two deals will bring the number of hotel rooms at the Park to almost 700.
  • Construction of the 212 room Sofitel Hotel is expected to be complete by 2008.
  • The 156 room Formule 1 hotel is expecetd to be compelete by late 2007.
  • There will be four hotels with ratings from 2-5 star located within the Park.

Education Precinct

  • An education campus is being planned for the Park. The development will be a core component of the precinct’s sporting and creative hub, defining the twon’s identity.
  • Ten sites have been listed for sale with a 99 year leasehold.

  • Seven of these sites will be avaiable for educational facilties and three for student accommodation.

Future Development

  • Within 12 months there will be up to 6 sites under construction at the Park, representing a development value of over $550 million.
