On Sydney Olympic Park Authority owned land where a 99-year long term lease is to be granted to an incoming developer, an Agreement for Lease (AFL) will need to be entered into to secure the site for development by the developer. The AFL covers both parties' obligations in circumstances where there will be a significant amount of time between reaching agreement and achieving practical completion.
This allows for the design and construction phase to be accommodated.
Upon reaching practical completion the long term Lease is executed.
