Planning & Building
This section aims to provide information on aspects of the Planning & Building application and approval process within Sydney Olympic Park.
Most development proposals require a Development Application (DA), which covers both planning and environmental impact issues. The design of the development must be fully detailed at this stage so that the proposal can be assessed in its entirety. Depending on the cost and nature of the proposal Sydney Olympic Park Authority or DIPNR may have the assessment role of the development application. Similarly, the consent authority may be the Minister or the CEO or Director, Planning of Sydney Olympic Park Authority.
Where building works are proposed, a Construction Certificate is also required, which essentially confirms that the proposal meets relevant technical criteria such as requirements of the Building Code of Australia, fire safety provisions and conditions of development consent. A construction certificate may be issued by Sydney Olympic Park Authority or an accredited certifier, but it can only be issued following development consent. If the proposed works are minor they may be classified as Exempt Development.
Exempt Development does not require development consent, subject to compliance with specified criteria. There are also a number of other building regulatory services that are provided by the A, as follows:
